A new community at Cambridge South

Welcome to our consultation website for Cambridge South

Pigeon and Lands Improvement are bringing forward emerging proposals for Cambridge South, a new mixed-use community located to the south of Cambridge.
The proposals remain at an early stage, and no planning application has been submitted. This first stage of consultation provides an opportunity to share our emerging vision, listen to local views and gather feedback that will help shape the proposals as they evolve.
Our ambition is to create a well-connected, sustainable place that responds to local needs and opportunities, helping more people live close to jobs, services and green space.
We are keen to hear from residents, community groups, businesses and stakeholders throughout the consultation.

About the site

The Cambridge South site extends to approximately 169 hectares and is bounded by the M11 to the west, the Cambridge railway line to the south, Great Shelford to the east and Trumpington to the north. Located within walking distance of Shelford and Cambridge South stations, the Cambridge Biomedical Campus (CBC) and the Cambridgeshire Guided Busway, the site is well placed to support sustainable travel and provide easy access to jobs, services and everyday opportunities.
Today, the site is privately owned agricultural land, with public access currently limited to a small number of permissive paths. The proposals provide an opportunity to open up significant areas of land for recreation, nature recovery and public enjoyment, whilst creating a well-connected new neighbourhood.

The opportunity for Cambridge

Cambridge is one of the world’s leading centres for life sciences, healthcare and innovation, with the Cambridge Biomedical Campus (CBC) at the heart of its success.

The scale of the challenge:

The Campus currently employs around 22,000 people and generates an estimated £4.2 billion each year for the UK economy. The CBC is expected to continue growing over the coming decades, creating thousands of additional jobs.
Located within the CBC’s recognised catchment area, Cambridge South has the potential to deliver much-needed new homes within walking and cycling distance of growing major employers.

Help shape the proposals for Cambridge South
The proposals for Cambridge South are at an early stage – we are sharing our emerging vision now so that local residents, businesses, community groups and stakeholders have the opportunity to influence the plans as they are developed.
Your feedback will help us understand local priorities, identify opportunities and challenges, and shape the emerging masterplan.

Join us at our upcoming events

We are hosting two public exhibitions where you can find out more about the emerging proposals and share your feedback. These will be held on:
Members of the project team will be available to answer questions, listen to your ideas and discuss how these could help shape the emerging vision for Cambridge South.

If you are unable to attend the exhibitions, the consultation materials will be available to view on this website from Monday 5th October, where you will also be able to submit feedback online. We would be grateful if you could provide your feedback by 1st November 2026.

Complete our survey

Once you have reviewed the consultation materials, we would appreciate you taking the time to complete our online survey.
The survey should take around 10 minutes to complete and will help us understand what matters most to local people.
You do not need to answer every question – we encourage you to focus on the issues and ideas that are most important to you.

What happens next?

Once the consultation has closed, we will review all feedback received and use it to help inform the next stage of the masterplan.
We will publish a consultation report summarising the feedback received and explaining how comments have influenced the development of the proposals.
